Hello Landlords, I do appreciate the opportunity to gain from your experience, thank you in advance. I have an odd situation. Last September, I and 3 other girls signed a year lease with this landlord. The rooms were divided up equally in price: each paid $900 per room. If we renew the lease it will remain $900 per room. However, my roommate apparently wrote to the LL without advising us and asked him his opinion of the value of the rooms, given their size. He noted that the majority of the rental cost was from the 2200 square feet of space from the apartment (common area). He then increased one room by 100.00 and decreased the other girls by 100.00. Again, he is NOT changing the room rates in the lease. He opened up a bees nest with his opinion, and even though the girl with the smallest room has been offered 75.00 credit by us girls, she refuses it and insists the other roommate pay the whole 100.00. The thing is that the other roommate's room is not the only room that is larger than the smallest room. One is 2x as big, one is 1/3 larger and the one that he wants 100 additional for is 2.5 times as big. So, for example, the smallest is 120 sq feet, the second is 240, the third is 170, and the largest is 340. So, the roomate with the largest is offering to pay 50.00, the second is 25.00 and the other is paying nothing additional.

My question is, this landlord has put out what is being construed as a professional opinion of value on the rooms and the Landlord admits he didnt even use room sizes but used what some other people paid when he leased it one year. For all I know there could have been 2 people in that room. He has only owned the place for three years but he has caused a great deal of hard feelings. When the roommate who was suggested to pay the 100 extra wrote him, he said he didn't want to get involved. Two of us decided to write to you because the girl with the smaller room (which she rented sight unseen AND which we notified her was the smallest room in the house) seems to want to other resolution than to make it difficult for the roommate with the largest room. If the one with the largest room moves out, there will be no furniture, no plates, cookware, etc. We don't want to buy this as we live quite far away from school, so we don't want this cause us to end up with empty apartment. Any suggestions for resolving this? If landlord is not changing rent, why did he get involved? Thank you.

The landlord signed a lease with ALL OF YOU. Look long and hard at that lease...each and everyone of you agreed to the landlords price...in writing.

How you all decide to deal with each other when the lease is up (September) is between the 3 of you. If you cannot live there if the one girl moves out with her furniture...than you need to work out a deal amount you. The landlord is not involved with this. The rent is the rent....if it is not acceptable to you...then you too can move when the lease if done.

As for you final question. Landlords are human too. We make mistakes. I am betting this landlord has not been doing this sort of rental for very long, and hence, has no experience like this.

It was a newbie mistake to to involved, am I are the landlord regrets it now.
