You should do the same. Just send her the conditions on properly cleaning the rental unit. Otherwise, you need not need to give her any reference, just respond truthfully to any landlord who inquires with just the facts and only the facts, no opinions.

Good advice. I had a prospective landlord call me several weeks ago, and I would only confirm the move-in date and explained that was company policy. I think the person read between the lines. It obviously didn't pan out since my tenant must truly be desperate if she just reached out to me after treating me like crap for the last several months.
