I haven't had anything like this in a while. I told the tenant to call the cops if it happens again, and I wrote to the other guy to get his side of the story. I know it's not our job to mediate disputes, but I don't like this sort of thing. Any suggestions? BTW, the female tenant seems very nice, quiet, and decent.

I just wanted to let you know the tenant (David?) from #7 just came home yelling. He went into his apartment, and then came back out to the hall and announced "Emma is the most annoying person in this whole "f*cking" building. I can't stand the incessant laugher coming from Apt. 8". Then he went back into his apartment and I could hear him saying "I can't stand you talking over and over about your Wisconsin life and laughing about your boyfriend's video games. You guys are f*cking losers".

I understand that the walls are thin in this building, and I have made quite an effort to be quiet - even rearranging so the TV is not close to his wall since he banged on the wall once before. Just now I was only watching a movie very quietly in the living room, so quietly that I could barely hear it.

I've only met this person one time right when he moved in, and then it's only been "hi" probably 3 other times.

Are you the landlord, or another tenant in the building? One cannot tell in your post. And does your story have a question for someone to answer ?

my suggestion would be to back up two steps. I would not have written to David - I actually have no idea what this even means ... did you write the guy a letter? that makes NO sense to me.

I would have told Emma basically nothing - that all people don't get along and to deal with it ... keep it down and try to talk to the guy.

YOU will be sorry you got into the middle of this one - especially since you appear to be taking her side "she seems very nice, quiet and decent" and yet someone else can hear exactly what she's talking about inside her unit and needed to bang on her wall. I guarantee she was not "quietly watching a movie so she could barely hear it" if someone pounded on the wall due to the noise.

STAY OUT OF IT.

I rceived this e-mail from the mail tenant:
Thank you for bringing this to my attention. I started taking a new medication recently which had an affect when I had some beer. Last night a was in a bit of a haze, and don't clearly remember everything. I'm not sure what happen exactly, but am extremely embarrassed that obviously I acted in a less than courteous manner . I hope I can make this right. If you could let me know what happened exactly, and how I can fix this , I would greatly appreciate it.

You have a tenant who is out in the hallway yelling out loud disturbing all your tenants and you feel you should not respond? You have a contractual obligation under your lease:

In every lease there is a covenant of quiet enjoyment which means that a tenant cannot be disturbed in his/her use and enjoyment of the premises. If the landlord does not take action against the neighbor, the tenant could sue the landlord for breach of the covenant of quiet enjoyment. As the landlord, you would be in breach of your own lease.

His action could be construed as harassment and you need to be involve in finding a resolution to solve it, evening if eviction is required.
At the least, a letter stating your rules on conduct should be sent to all tenants so they would be aware that the landlord takes any possible harassment/conduct by a tenant seriously. He is not only annoying 'Emma' but all your other tenants too.
