Love the forum! I had asked opinions on choosing between a couple of good applicants. I have 2 hots one; a sight unseen and a family that actually viewed the home. Not leaning toward the sight unseen and income does not support rent.

The family does have 2 teenagers, not frowning on that at all but how has some of your experiences been with teenagers in your home?

If you have to pose that question, then YES YOU ARE "frowning "on the fact they are teenagers. By asking your question, that tells me you are bordering on possible discrimination of families with children. Do not go there unless you have proof (not just somebody elses opinion) that they are causing problems for the general public.

Legally, you cannot discriminate based on children of any age. I have an application in house right now with two pre-teens in the family, and they were not very well behaved during the showing. But with a BK on their records they have bigger issues than misbehaving kids.

Check credit.
Check Income.
Do you have an LPA rental application?
A Landlord Reference Qualifier?
A Tenant Finder Worksheet? (Free in the Newsletter)

Look at the home they are coming from.
Do they have the money?
How about a 2nd month deposit?

Are you saying that the family that has not viewed the home yet also doesn't have enough income to support the rent? If so, I'd say you have one hot prospect (the other family), not two. If the first family doesn't have sufficient income, then you shouldn't even consider them.
