Are you saying that the family that has not viewed the home yet also doesn't have enough income to support the rent? If so, I'd say you have one hot prospect (the other family), not two. If the first family doesn't have sufficient income, then you shouldn't even consider them.

That's the same thing I thought. My#1 priority is income. Can they afford the property? #2-Credit is a great indicator if they pay their bills and/or if they have "spending" issues. Landlord References tell you if paying rent ON TIME is a priority, diligent about notifying you of repairs and whether they will abide by the rental contract. I'm in the middle of getting rid of a tenant (wanted her gone since November) because she repeatedly ignored the contract and any notices I sent her.
