I'm definitely not going to write the letter, but at this point I don't even see the point in providing the payment history. She should have receipts/stubs from her money orders and cashier's checks. I'll let her work it out.
I just want her out, and I refuse to essentially be blackmailed into giving her any assistance whatsoever. If she wants her children to suffer the trauma and humiliation of having the sheriff remove them and their belongings, then that's on her. I've treated her fairly and respectfully over the years, NEVER increased her rent in 10 years, and have done good maintenance (replaced all appliances, water heater, HVAC, completely remodeled kitchen, painted interior/exterior, etc.). Sadly (but not surprisingly), I think she's finally realizing just how good she's had it as she searches for new digs. It's an excellent school district, so I do feel sorry for her kids because she'll never find another home so well-maintained and spacious at that price point. Similar properties rent for $400-425 more on that street, and they get snapped up as soon as they become available, so there's nothing for rent in the immediate area. Folks never appreciate what they have... until it's gone.
We've got our paperwork ready to visit the courthouse bright and early on June 1st if she's still there. I think that's what it's going to take, and I'm ready.
Many thanks to all of you for providing solid feedback!
