When tenant left we discuss that the house had to be painted , he argue that was wear and tear. Real state agent assure him that that was not wear and tear. He was one and a half year there with 2 dogs. Anyway by the time we left We understood that he was worry that would cost more than the deposit. We assure him it wouldn't. This was on Saturday, o after on Tuesday I did a courtesy call to tell him how much and he start to threaten that he would call an attorney etc.... As I was advice here I sent the Security deposit settlement crusher last Friday.
The house in this week had been painted clean and ready to put in the market for rent. Now he email me that he wants to be present when we do the inspection. Even thought it was a few other things that we can count as wear and tear and It will not be charged to him. I understood that main thing was painting. and I thought He understood too. of course I took photos before to start the painting and I found out it is not a law every how long a landlord hs to paint a house. Though for an insurance company it would be every 3 years. and I could use the depreciation not to charge all the cost of painting. So my question is this what do I answer him about to be present for the inspection. Everything had been done and repair. I just need this week to write the security settlement and wend a check with the remaing balance.

How can you send a 'security deposit settlement crusher letter' before you have even written up and mailed the 'security deposit statement'?

It seems you are totally unsure of what needs to be done and in what order. This will surely head to court due to many missteps by the landlord.
