I usually do not like to text with tenants....but when time is really short, I do use it.
I sent that tenant a text a couple days in advance of the eviction date. I assured her the sheriff would be with me bright and early the morning of eviction and she would be on the street. I suggested to her that she get all her friends and any trucks they could get and get over there to empty that unit the night before eviction because it was really going to happen. Even if she had to keep her stuff in those trucks it was still better than what was going to happen once the sheriff put her on the street and locked her out.
There was a parade of trucks stretching down the street that morning. The sheriff was nice enough to wait while the last was removed before posting the place. She got the message loud and clear.
Yeah, it took the fire department MONTHS to do the investigation and render their decision. Months! The kid was arrested on arson charges. But, they were long gone from my place by then. I didnt evict for the fires...I had no proof that a judge would accept....but...she stopped paying the rent and I had the means to get her out quick.

KK-----I have another story similar to yours. I was evicting a T 2 years ago , and when my 6 helpers and I arrived, along with the sheriffs deputy, the T had a 24ft U-haul truck backed up to within 6ft of the front door. He expected US to load his truck for him. The deputy said NO, and told him to move his truck out into the street. We were to put all his stuff on the curb, according to Ia law, and the T could load his own truck. This guy was a hoarder, so he just took what he wanted, and left the rest for me to get rid of the next day. (By Ia law, it's still the Ts stuff, and must sit on the curb for 24 hours before the LL can legally take it to the dump.)
