three-day notice - Landlord Forum thread 336781

three-day notice by May (CA) on June 30, 2015 @12:10

When I went to my rental house to fix the garage door, I served the three-day notice to the tenant. I submitted the paper to her. She put the paper on the counter top. I took the picture of the paper on the counter top.

Did I served the 3day notice correctly?

BTW, the picture didn't show the date on it.

Assuming you mean the 3 day pay or quit, you should be okay. Perhaps next time take someone with you that can serve as a witness to the serving..

Curious as to why you took a picture of the tenants (kitchen?) counter with the paper (notice) was laying if you came to repair the garage door? It looks like you invited yourself into the homes interior inappropriately to take a picture. Proper notice requires that the purpose of the entry be listed such as to repair garage door, not to take pictures of tenants counter. This could be techcailly an illegal entry on your part and illegal to take pictures without permission. Something to think about.

That is correct.
