I'm looking for opinions on when the best renewal time of year is. My tenant's lease renews in August but it seems to me the better renewal time should be in the spring time for getting either a new renter or selling the villa. Any advice on this subject?

I am thinking of writing the new lease to end either in March or April and it can be renewed then. August seems to close to a new school year, holidays, etc.
