I really think you will end up with far more legal hassle than it will be worth.

Really...landlords and judges are very used to hearing every excuse in the book for why a tenant shouldn't pay the rent..shouldn't be held to the terms of the lease, and every other shouldn't.

You have paid the garage rental fee...therefore you cannot claim your understanding of the garage rental was zero. You past performance will quickly put the lie to that.

There are other remedies in the law for the bad neighbor...especially since he is exposing himself. Like call the police. Report him for commission of this crime. Even...get a restraining order. One of the legal remedies you do not have is to blow off your lease. A judge will ask you...did you get a restraining order. Do you have a copy of your police reports? The answer no will put the lie to how important that was to you.

Just play this straight. We found a place we liked. We brought it. Now we need to have a graceful exit from our lease. Which is pay the exit fee and don't mess with with rest.

in Pennsylvania, you cannot get a restraining order against a neighbor ... it must be someone residing in your home.

To the OP - as KatieKate says, don't try to get out of your obligations - pay what you owe and move on.
