IMO, I don't approve unemployed tenants. They have to make 3.5X gross income versus the rent. What if it takes her 6 months to find a job that doesn't pay 3.0X rent? Is she going to grad school or working on her PhD? What is her FICO score?

I don't really know the details yet. She needs to move in a month from how. Haven't had a chance to pull her credit, which I don't want to do anyway unless I am satisfied with her financial situation.

    Hello OP. I never pull anyone's credit until they have told me their FICO score first. I use the LPA pre-screening questions by email and so I never even speak to a prospective tenant until after they have answered all my pre-screening questions including credit/FICO score. This way you have all those details up front. Why waste your time on an unqualified tenant?
