I found nothing about a 3-day grace period. Where did the info come from?

My attorney has prepared lease in which late fee applies after day 3 and he has advised us orally that disables, seniors etc have 5 days grace period.

    Then it is by your choice that you have a 2/3 day grace period. And your attorney is simply trying to make you out as a very gracious LL by allowing seniors and disabled people a 5 day grace period. If there is no law in NJ that says you have to give a grace period, then you don't have to give ANY grace period if you don't want to. But that also has to be in your lease, if you want to charge late fees, starting on the 2nd of the month.
