I just got an application from a potential tenant. She agrees with me doing a background check and I have her SSN. I have never done this before, could someone recommend a reliable and reasonably priced service? (There are too many companies online!) Thank you.

If you are a member of LPA you can have the Quick Check Credit Reports online. It is not expensive and very easy to use.

I use Experianconnect.com Its a name everyone knows and trusts. It takes a little back and forth with the proposed tenant. They have to sign up and add you as authorized to look at their credit. They pay the $15 fee. You will need to sign up as well but do not need to pay the fee. It will tell you all their financials, any outstanding debt. Usually gives you some indication of their housing history. I haven't had any luck with criminal bg check websites. I do a thorough internet search (INCLUDING -and especially-FACEBOOK). If I find anything that sends up a red flag I move on. I like checking FB because it gives me an indication of lifestyle. My rental is shared on my property so quiet and respectful is important to me. Hope this was helpful. Good Luck
