I have a tenant who is 85 and in bad health and is unable to pay rent. Any ideas?

I have a tenant who is 85 -- irrelevant
and in bad health -- irrelevant
and is unable to pay rent. Any ideas? -- eviction or government rental assistance that probably takes months to get so ... eviction

From a total business stand point, the person owes the rent just like a person half that age and in good health would. They can be evicted, just like anyone can, for not paying rent. But from a charitable standpoint, if you want to try to help this person out, that is up to you. If you wanted to allow the person a 1 month break on the rent, in hopes they have family or friends to help pay the rent, you can do that. Maybe they can get help from Good Will, the Salvation Army, or from churches around the area. You can treat it as though you were giving $500-$1,000 to a charity of your choice, only you would be giving it to just 1 individual. But you should only do it for the 1 month, as you are still a business, and must make business type decisions.

She should go to her church...very often they will provide one month rent for someone in her situation, Also, the Salvation Army and Goodwill have emergency programs to cover one or two months. That should buy her enough time to get into one of the emergency assistance programs with th e city housing office.
She might not get Sect 8 right away, but she can probably get emergency residence somewhere in the meantime.
So, once the rent money available to her is set to run out (1 - 3 months, depending on what she can get) she needs to be prepared to move.
Talk her about this. Her family needs to be notified, someone in her family will probably need to come help her get all this done.

I would do the paperwork and notices needed. You cannot discriminate against those other tenants below age 85, now can you? The responses about churches, charitable organizations, goodwill, etc. are totally without merit. Organizations are certainly not lining up to pay rent and utilities for tenants on a moment's notice. Please face facts: This is our new USA. It is a place where big corporations and ultra-rich people don't pay their fair share, and this has caused the country's wealth to be in the accounts of the top 1%. And they think that all one has to do is pull onseself up by his bootstraps and money will flow your way. This is why we find it harder to get renters. Look for more of this, so much more.

Can you contact her family? Call in social services. If she can't pay the rent can she pay for food? Helping this woman find somewhere to go and receive proper care may be your fastest route to getting her out of your apartment.
I know this won't be popular with the crowd but a little kindness now may help you reach your goal also. Have you thought about what to do if she dies in your place? Do you have family contacts?

Just about every State, County, City has some form of an assistance program under various names such as;
Department of Aging and Adult Services Division of Aging and Adult Services Social Services Agency Mental Health Association Adult Protective Services Senior Service Providers
You are not the first landlord to experience this situation. A kind and thoughtful landlord would contact such services for assistance.
Just an opinion but; Would you rather have some newspaper or news report pointing out an eviction by some uncaring or unconcern landlord or one reporting how a landlord went the extra mile to help an elderly tenant in bad health and unable to continue renting find appropriate health and housing services.
