Yeah..you have to try to hand deliver first, then post it to the door and mail it (nail and mail).

I have a $25 admin charge that I pay to have a notice posted. So..it is the rent, the late fee, and the admin charge that must be paid. If it is not paid in full..I file the papers with the court...add another $120 filing fee, $50 service fee, and $50 admins fee ( I have to paid someone to go to the court house and file it all).

If they pay everything owed...then you have no choice but to keep them and do it again next month.

When the lease is up...expect these people are not going to pay you last month rent...be prepared to deal with it quickly. AND...why are you waiting 15 days?? The rent is due on the first..why are you not posting this notice on the 2nd?
