Grace, do you have statement of apt condition for the check in inspection done by you and the tenant ?
Did they returned this statement of apt condition to you asking you to do the repairs within the time frame required?
it is very important to have it as part of the settlement and justify damage done during rental period.
if tenant is threatening you to goto court just be prepare by having proof of yourclaims and do not be intimidated.
The best advise, I would give you is take pics of all damages done and compare with the pictures taken at the time tenant move in and take to court just in case tenant want deny such damage.
have an estimate from a handyman written down how much is the labor and materials for the danage done .Attach it to the settlement as proof of expenses to be deducted from security deposit . notarize the settlement paper so it has more validity in court.

    Than you for your reply! I took pictures of the house two days before the tenants moved in, but didn't do a move in inspection with the tenants because my agent said the house is in a almost brand new condition (it was remodeled), thus it's not necessary to do the move-in inspection unless the tenants requested for it. I did take pictures after tenants moved out.

    I will find a handy man to give me an estimation about the repairing cost and have the statement signed and notarized.
