Ok so two things.

1 tenant moved out and filled my dumpster... With move out trash...and notified they left material in the apt since it could not be left in the dumpster cause it was full. They told me it was nice and tiddy just ready for me to take out...which was true not a nasty mess. So can i charhe then to take that out even though my agreement says cant leave anything outside of the dumpster and does not talk about clean outs? My own fault there i know.

2. Ma law says "In addition,
the landlord or agent must provide you with written evidence
indicating the actual or estimated cost of these repairs, such as
estimates, bills, invoices, or receipts.

Im doing the repairs this time small stuff with left over materials and cleaning supplies so do i guesatimate a number how does that work if im doing it myself ans dont need to buy anything?

Well, you know how much of each supply you use...pro-rate the cost of those items.

I used to bill my time at the rate a cleaning agency would charge..$20 per hour. Now, I just use an agency and include a copy of the bill.

So..make out a complete itemized sheet....such as:

Bathroom....cleaning 1/2 hour. $10
Bathroom ...cleaning supplies. $5 scrubb bubbles, $3 tile cleaner.
Kitchen ... Cleaning 1 hour. $20

... Etc.

Be sure to include detail pictures BEFORE you start cleaning.

As you have read, Massachusetts law says you can't charge for your own time but you can pass along the cost if you hire someone. So, I recommend hiring someone to do the cleanup work if at all feasible.

I don't think you can charge for filling up the dumpster. You might be able to charge for items left next to the dumpster, but I am not sure.
