Because you are going to be taking deductions from the deposit...you must send a security settlement letter within 2 weeks.

The clock begins on the date of the last day covered by rent.

So..tenant needed to give you 2 weeks notice....so, you take your rent through the last day of those 14 days. Did he pay you through the full 14 days? If not..that is part of your damages.

So...the 2 week period you have begin July 31. By August 15 you must have notified the tenant by mail what you will deduct. You must return the difference within 30 days (August 30).

Thank you Katie...do I need to have the actual work completed, with an invoice, within two weeks after the 31st, or can I use an estimate to deduct? Because I'm really busy right now.

    Assuming K.K. is correct on the time frames, you should still try to get the statement out within the 2 weeks from the day they gave the keys back,even you have to guesstimate half of the costs. If you end up keeping the whole deposit, and they take you to court, you need to look good in the judges eyes, and doing a fast statement out, will help you look good. And, actually, in the eyes of the judges, and the state law, your 14 day time frame IS NOW TOP PRIORITY for you, no matter HOW busy you are. Don't EVER tell a judge you were "to busy" or you will almost automatically lose in court.
