Assuming K.K. is correct on the time frames, you should still try to get the statement out within the 2 weeks from the day they gave the keys back,even you have to guesstimate half of the costs. If you end up keeping the whole deposit, and they take you to court, you need to look good in the judges eyes, and doing a fast statement out, will help you look good. And, actually, in the eyes of the judges, and the state law, your 14 day time frame IS NOW TOP PRIORITY for you, no matter HOW busy you are. Don't EVER tell a judge you were "to busy" or you will almost automatically lose in court.

    Is it true that the clock starts on the last paid day -- I thought I read somewhere that the clock starts when the landlord regains possession or discovers the unit is abandoned, meaning on the day the keys are handed back and the landlord has possession.
