You need to take on a 6th job-----reading up on your state's LL/T laws, and knowing them by heart. Would the 30 days go from the 21st to the 21st,(by your state law) or does it go from the next time the rent is due, say Aug 1. which means they would have to be out by Aug 31. (in Ia. that would have been a 40 day notice to move, by Aug 31.) You cannot send any eviction papers until they have not complied with the notice you sent them. You "may" be able to scare them with your $200/day penalty, if they don't know anything about the LL/T laws. But I doubt your penalty would hold up in court. Most all states have limits on penalties you can charge for that, and I think you are way over that amount. You indicated the Ts know how to use the system. If they know the laws better than you do, you're in a world of hurt. Better take on that 6th job, and start reading.
