He had no lease. He has been paying late since from last year I took over the house. I did not want to deal with him anymore. So I terminated his month-to-month tenancy.
If I brought a non-payment, he can always pay me some money and drag it out for years.

Unfortunately it's summer schedule in Brooklyn T&L court. I was told by the court clerk usually there were 4 trial judges but last time I was there, there was only 1.
