Hazardous Waste clause

Hi...does anyone have terminology for a hazardous waste clause they would care to share? My current tenant is fabulous and is renewing another year but likes to leave lots of oil and such out and not dispose of it quickly. I do not currently have a clause in my lease for this or clean up fees should that ever happen and obviously want to address this now that the lease is getting renewed.

I really don't think you need to put a clause like that in your lease. I think a simple phone call explaining your position should be sufficient for now. You may want to follow up with a letter a month from now, if you are still seeing things out in the yard or driveway. From your post, you didn't say the oil was damaging anything. You just would like it "disposed of" quicker than what they are doing now. And your "cleanup fees" would probably already be addressed in your main lease, or in your state LL/T laws, about what the deposit will be used for upon move out. Please don't make a mountain out of a mole hill. There is no tenant out there that is going to be as "clean" as most LLs expect them to be.
