Young applicants - Landlord Forum thread 338322

Young applicants by Karen (PA) on August 24, 2015 @17:06

Three young women with no credit yet inquired about my apartment. Should I require all of them to earn 3x the rent in income? What if the friendship breaks and two move out? I would like each to be able to pay the rent on their own. Right? Or no.

Thanks in advance!

NO CREDIT: PASS!

I would allow some wiggle room on the 3x requirement here, perhaps requiring that if any one of the three left that the other two could still afford the apartment.

If that is the case, then the lack of credit history would be my bigger concern.

How about asking to bring a co-signer? Someone whose credit is good enough, and earnings are good enough. Someone who, even though s/he will not live there, has to fill out an application, and sign the lease, understanding that s/he will be financially responsible for rent and other contractual obligations if the tenants fail.
