Very true. I assume that is the case, but I am worried about the friendship falling apart and then they all move out because the other two can't afford it. Btw, I checked the one girl's facebook and she seems like an exceptional young woman...seems to have her act together, very close to her family and has only complementary, mature things to say about them, is very active in her church and volunteered in Belize.

These kind of living arrangements are often unstable and likely to come apart as you suspect. Up the deposit if your state law allows it. You could also write three leases and collect three full deposits. But you should consider other applicants if you have them.

Some potential problems will be:
1. collecting the rent in fractions
2. how to split the deposit when one or all of the move
3. assigning damages in fractions
