These kind of living arrangements are often unstable and likely to come apart as you suspect. Up the deposit if your state law allows it. You could also write three leases and collect three full deposits. But you should consider other applicants if you have them.

Some potential problems will be:
1. collecting the rent in fractions
2. how to split the deposit when one or all of the move
3. assigning damages in fractions
