Instead of a late fee that will be troublesome to collect, why not have an on time discount. If the on time discount is taken on a payment that arrives late, you should write into your lease that the amount will be added rent on the next payment. Write a note to that effect before the payment is due again.

A landlord cannot just change the terms of the lease agreement, even with a 'note' while the lease is in effect!

Landlords can change the lease when it is renewed or with the required notice for a month to month. If a landlord has an on time discount written into the lease agreement, an 'note' can be sent to advise that the rent payment was short when it arrived late and must be made up on the next payment.

You said "Write a note to that effect before the payment is due again" implying that the landlord can change the lease terms by a just writing a note regardless if a lease is in effect. That's why your statement was confusing.

Some states discount for ealy rent payment is not legal. It is penalized.The best you can do is check your landlord tenant law in your state when rental property is located.
