A landlord cannot just change the terms of the lease agreement, even with a 'note' while the lease is in effect!

Landlords can change the lease when it is renewed or with the required notice for a month to month. If a landlord has an on time discount written into the lease agreement, an 'note' can be sent to advise that the rent payment was short when it arrived late and must be made up on the next payment.

    You said "Write a note to that effect before the payment is due again" implying that the landlord can change the lease terms by a just writing a note regardless if a lease is in effect. That's why your statement was confusing.

      Ellen,
      I followed what Maggie was stating…
      Have a discount clause in the lease if rent paid by X date.
      If rent is late, send a note letting the Tenant know that the previous month's rent was not received by X date and for the Tenant to include $XX.00 in the next rent payment.
