You have made every mistake a landlord that could possibly be made. Your situation can only get worse. Move this tenant out and get another. Right Now. You can tell your tenant that renting harder than you thought it would be. Do not expect your tenant to be happy. But you have to get behind this thing and push. It may take a lawyer to help you. An increased rent will not make things better.
