I had a sign out the front fence and his girlfriend made the appointment to meet this morning. I'm on time, waiting at the gate. Car stops at end if the block;fella gets out. Nicely dressed---new jeans and shirt, white tennis shoes, fresh haircut with disable prison tarts and an ankle monitor.
Show the house, keeping him in front of me at all times. Once done, we go out onto veranda to talk. I give him the rental packet and explain how .much the move-in price will be. I need ID and job info on every person living here? NO PETS. That's a stopping point. He wants 2 or 3 put bulls for protection. NO PETS.
Then he says his mother will actually be renting the house but he might have a couple of friends move in. I give him more rental packets---I need one for every person involved. Does your mother plan on being the renter or co-signer?

Children start walking to school and he asks how close is the nearest school. Look it up and he calls his PO. It's okay; 675 away is far enough. I interrupt to point out the preschool across the street.

"Too bad you won't let dogs in. Most landlord like dogs."

***Keep your eyes open. If something feels hinky, it IS hinky.

It is good that you have spotted all the red flags. But maybe there is one more. Why did the car stop at the end of the block? Who was in the car that you were not supposed to see?

Kathleen didn't you just do a lock out on this house today????

How could you be showing the house the same day of the lockout....you have not cleaned, cleared the house or torn down the porch you talked about.

Something doesn't jive.....
