Tenant reported noises in the crawl space, I have gotten the exterminator and it appears I have a rat or rats. Here in the AZ, we have roof rats, which typically are solitary, but he thinks a pair. No visible wire damage, thank god.

He will bait and trap immediately, and follow up for 6 weeks.

What I am asking for is whether anyone else has had any experience with similar. I'm wondering what blow back to expect from my MTM tenant of 5 years.

m2m tenant in place for FIVE YEARS,........if you're happy with this tenant and they're paying anything close to market rent and don't bother you with nonsense,...I would PROMPTLY AND WITH A SMILE get these rat(s) taken care of by the best, most reliable, most expensive, licensed, bonded and insured varmit guy (gal) you can find !

Tenants are happy when they call you to report a problem and you respond promptly to remedying the problem. You are doing this. The Exterminating company should take care of it. You tend to serve as the go-between with the tenant and the company.
