Went to meet with repairman in T's apartment. T yelled on me, I yelled on her back. We started arguing as she is late on paying the rent, saying that am an horrible old woman and she will not pay the rent until Xmas. I just lost my temper verbally.

I am sorry I did not acted professionally : can somebody tell me what to do when a T is starting such an argument?

Take a three day notice over NOW and file a UD on FRiday? She can't be mean AND live for free.

give her a pre notice for Eviction.

Why was the tenant upset? Was it because of the repair? Did you take too long to fix the problem? Why did you bring the fact she was late up on rent in front of the repair person? That's bad, you are bad for contributing to the argument! You should have address the repair and late rent separately at different times, not with the repair person looking on.

You leave and go home and get your act together. Then figure out what to do.
