Evicted these tenants six weeks ago

They left junk in the yard and I waited 30 days before tossing it out. Got a 'm today; they'd left all their tools in the workshop and wanted to come fetch them. She cited several civil codes (bogus! I bet she made them up. "Civil Code 329.98 para b")
I had photos of the lockout day, as well as video. Junk, not tools. In the message, the daughter said she had an inventory of all the "almost new" tools and if they were not returned, they would sue.
I'm not responding...but if I didn't know the law, I'd be worried because she sounded so sure of herself.

Go take a picture of the junk, and the workshop.
She is blowing smoke. Tell her to have her attorney contact you so you can give his contact information to your attorney.....

Be extremely careful. Can you hire a witness or two? This would be the best way for you to have the proof that what is in YOUR PROPERTY is not new, and has no value. Photos are no longer enough.
Bad T have found a new way to attack nice LL: accusing LL to steal their property is one of their way. We must be aware of it and take it seriously

You don't mention your state, but most states have a specific process for determining value and disposing of tenant's abandoned property. Be sure you have followed your state's law.

I always tell flakes like this to go ahead and sue me. "I need the entertainment"
