You don't mention your state, but most states have a specific process for determining value and disposing of tenant's abandoned property. Be sure you have followed your state's law.

The deputy gave me a notice saying that there was no value to the junk left. I have photos with the deputy, the junk piles and the newspaper to date the photos.
These are the same people who used me as a reference and told the propective LL s that if they didn't rent to them, they would sue for discrimination. (Recent eviction, crappy FICO, insufficient income).
The guy was in a car accident---unregistered, uninsured, no liscense, his fault, rear-ended a pickup at a red light---and is suing the guy he hit. Huge deal. Calling his house, showing up at his business wanting just a little money for groceries since he can't work due to his injuries.(Small town).
I figure that they saw a LA lawyer once and now think they have both a lawyer and carte blanch to sue anyone, anytime, for anything.

These are desperate people......and that makes them dangerous.
Have them arrested any chance you get....trespassing, harassment - whatever they try.
