For my rental property I am waiting to sell, I got a few quotes for 2 new air conditioner systems which ranged from $4600- $7600 including a contractor who said he could do them for $3200. Seemed like a decent guy, researched him as much as possible on the net, and my tenant says he looked and seemed ok. I am out of state so I charged the down payment of $2400(visa) and then some how his card processing company wouldn't release the funds to him so I ended up getting a refund after a week of nothing being done on installing the systems. He said he lost other business as well because of this glitch. The guy kept pushing me to maybe deposit the funds directly to his bank which I declined to do for some negative instinct in my small mind. :)

I then traveled hours to the rental home and meant the contractor in person and again seemed ok and I really wanted to take of these rusted ac systems. I offered a check on the spot but he said it would take of course a couple of days to clear through the bank but at the same time he kept saying he could install it the the next day after he got the "cash". He then asked if I could get him cash $2200 instead of even a cashier's check and that's when I said, Nah, that's ok. Another key on top of all the other red flags I chose to ignore was he kept saying he could do it the next day but he had my tenant's number and had been to the house but he had never asked the tenant's availability. I knew she wasn't available the next day, she was going out of town.

He had the funds at first, couldn't get them from "Square" then I offered a check and that wasn't good enough so hopefully I dodged one!

you weren't stupid at all ... you were smart and you absolutely dodged a rip off.

In cases where I am unsure the contractor is legitimate, I work the deal so I am paying the materials supplier directly and paying the contractor when the job is done, that way the contractor doesn't get your cash and walk away. There's a small likelihood he'll take your material & disappear, but cons are usually looking for easier money.
