Duplex, just purchased and tenant moved on. Small kitchen, living room, small bedroom, bath. But what was once the second bedroom, this tenant used as an office as it is now a pass thru room to an expansion some previous owner put on which I think was a family room, very large room. So I think I have to say 1 bedroom, as no one would actually call a small room that has doors at each end, a bedroom. I think calling it a 2 bedroom would be incorrect.

It's a one bedroom, but you can call it a two bedroom. The strictness of the bedroom listing is for the real estate multiple listings for sale properties. If you're not involved in a government rental program, call it what you want. Technically for a bedroom, it needs a door and a closet.

Listing it as a one bedroom or a two bedroom is a question of how many people you want living there. If you want one or two occupants you should list it as a one bedroom. If you want 4 or 5 occupants you can list it as a two bedroom. But you are correct that your place is not really a two bedroom.

Advertising your place as a two bedroom would increase the volume of lookers who will lose interest after a viewing and you will waste a lot of time like this.

I list all my three bedroom units as both "3 Bedroom" and "2+/3 Bedrooms." I get different people responding to each ads, both usually stating that the price it pretty good for the neighborhood and 2 bedrooms, let alone 3.

Can this "family room" addition be used as a bedroom? Does it have closets or can a closet be added?
