Ok, so as of today, you have 2 year old carpet through out the home, as well as a knew kitchen floor and a new micro wave. You and your agent need to go through the home together, and decide if anything else needs up dating. Appliances and painting are 2 of the big things that people look for. New faucets, knobs and handles on cupboard doors, and "maybe" some new lighting, will also attract buyers, but are fairly inexpensive to put on/in. Beyond that, do not do anything major until you have a definite offer in front of you. Remember, if you do some of these suggestions, and you still can't sell the home, you may have to go back to renting it out again, and those are items that prospective tenants look for, also. That means you will attract a higher quality of tenant at a higher rent, too. EVERYTHING is negotionable when you are trying to sell a home. But with these things already done, if someone wants to put in something different, just negotiate on price only, and let the buyers change whatever they like, once you and they have closed on the home.
