My tenants have had an unregistered car on their side of the garage for about 3 weeks now, and I don't know why. According to the lease, they have one space in the garage, and one space outside the garage in the driveway (directly behind the garage space). They have one registered car that they usually park in the driveway, and leave the garage space empty. The unregistered car is a fairly late model black Mazda. I have the VIN number, but I am hesitant to provide my credit card information to sites where you can look up the owner. It has a parking permit for the city of Cambridge (with a number) that expires in January 2016.

We have no idea why they have an "unregistered car on their side of the garage" either. Why don't you send them a letter asking them for an explanation as to why?

Why should you care if it's registered or not? If they are paying for that space inside their rent, then unless your lease prohibits unregistered vehicles on the premises, then they can have it in the garage. And if their parking permit expires, then the city of Cambridge has the problem with them, not you. Actually, hundreds of cities all over the country do not allow UN-registered vehicles on the street, or even visible from the street, nor do they allow them in back yards. But if you keep one in an enclosed area somewhere, then that would be legal. Your Ts probably already know this, which is why the unregistered one is hidden in the garage, and the legal one sits outside.

Hey, maybe it was used in a robbery or some other crime? Perhaps stolen? That's why it's in an enclosed garage. You do get your rent on time?

So they have 2 spaces available and are making use of both spaces, except for one space has a car that is currently unregistered. Maybe they are switching insurance companies. Maybe someone is away at college and they don't need the car registered. Maybe they just don't want to register it.

Unless they are violating some provision of your lease, you need to let this go. It's none of your business.

How do you know it's unregistered? How did you get the VIN?

In the lpa lease agreement :

41. VEHICLES Tenant agrees to keep.. ..These vehicles must be operable and currently registered.. ..A violation of this provision will result in vehicles being towed away at Tenants expense and may be construed as a breech of the lease agreemenr.

..sooooooo, hope you got the lpa lease agreement op ;)
