You asked WWYD ?? Well, if you want them out, then encourage them to give you a 30 day notice. If they have not given you one by Dec 15, then you give them one, to be out by Jan.31. Then you need to start reading up on Ca. laws on abandoned items in a rental, including vehicles. Just because you THINK something will be left for you to dispose of, doesn't mean there will be. Why worry about it til it actually happens. Use your "worry" time to educate yourself on Ca. laws, so you know EXACTLY what to do on the first day that they vacate. And the best way to get it out of there-------if they don't want the car, offer them $100 to buy it from them before they move out. As long as they can give you a clean title to it, and you own it, they can leave it there. Then when they are gone, you pay a towing fee to haul it to a scrap yard, and sell it for whatever the scrap price is, thereby getting at lease some of your money back, and no worries of storing it for months.
