It is the responsibility of the home owner of a rental unit to replace the carpet every 5 years. It is not the tenants responsibility whether they have pets in the home or not. If you have pets in the home and have written permission from the landlord, it is the sole responsibility of the landlord to replace carpets.

No such thing as Law making landlords replace carpets every five years.
Normal life expectancy is 10. Also damage done by pets are indeed a tenants responsibility......normal wear and tear does not include stains from animals using carpets as a bathroom.....landlords can not go after tenants who have lived in a place for several years for full cost of replacement. If you've lived there for seven years and life expectancy of paint is 7 - you pay 0. If carpet is 10( assuming it was brand new) you pay 3 years of depreciation only....

No, this is not true at all. Replacing the carpet every 5 years? BS! I have been a manager for 15 years.

Yesterday I was told by an attorney at Oregon Legal Aid that there is no such law in Oregon requiring a landlord to replace the carpeting in a unit after 5 or 10 or 20 years. She said I could request they replace it, but I can't require them to do so. If there is such a law requiring them to do so, can someone please direct me to the website where it shows that? Thank you.
