You have one month of back rent.....you can sue for that certainly but 11 months? It won't happen and don't make the judge mad at you by insisting. You might get 2 months......but of course once you have the eviction papers and the renter has left you are still holding the bag. It will be up to you to collect - legally.

My brother ran out on a lease when he was in college from a corporate apartment complex.... he had a judgement placed against his credit for all the rent that he never paid, including the "forward rent," to the end of the lease...

The judge would follow the law... judges don't get "mad," they just read the law...

As far as collecting legally... that means asking and asking and asking.... and maybe hiring a collection agency and it would definitely go against their credit if I brought it to the attention of the credit bureaus... this is something I need to look into...

So, I just ask for this when I ask for "damages," right?

As long as I have the right to ask for it, I will....
