She turned in the keys and left on the last day of her day notice. When we were cleaning, we found that she'd left all her cleaning products under the kitchen sink. I had our guy put them on top of the city trash container so I could go thru them, dispose of them, make sure the bottles etc. ended up in the recycling etc.
I get a text about 3 hrs. later that she sees her cleaning products out there and want to take them. Now the forwarding address we mailed the security deposit resolution to was nowhere near our property. She is a either a mentally unhinged person or a substance abuser. She was evicted for repeatedly coming into our home (duplex, we live on the other side) unasked. For ex., if we were working in the yard and went back in, well, there she was.
Other than telling her I will have her arrested for trespass if I see her on the property, is there anything I can do? We have the unit rented starting 2/13 and I don't want this whack job hanging around.

Using derogatory comments about mentally ill person is not what a landlord should be doing, just shows how insensitive you are toward the mentally ill.

Why don't you let her have her cleaning supplies? Are you that heartless?

Your story does not make sense? Maybe you can explain the discrepancy?

You were cleaning and found tenants cleaning supplies.
You received text 3 hours latter from tenant about cleaning supplies.
But you claim to already sent the security deposit resolution to tenants new address!

How did you inspect the duplex and sent the security deposit statement before you found the cleaning supplies. And this duplex was next door to you!

Calling someone mentally unhinged and a substance abuser is slander. You have no medical background to determine if the tenant is or is not. Such unfounded statements reflect more on you than the ex tenant. After all, you are the one who approved her renting your duplex!

If you still have her cleaning supplies, take them over to her new place, and include a letter with them stating she she cannot come on the premises anymore or you will call the police. If you have disposed of all her stuff, text her that, and also say she cannot come on the property, or you will call the police if she does. Do not go into detail in your letter or text. Be sure to keep all your doors and windows closed and locked, and shades down. Some Ts are curious about what you are doing with their former property. They wonder whether you are remodeling it, what you are doing with their stuff they left behind,or if you have new Ts yet. If you wait another 2-4 weeks, and she sees new Ts have moved in, she will probably quit coming by. If she is still coming by in March, you could get a restraining order to prohibit her from coming within 500 feet of your property. However, remember she has the same use of the public streets that you do, so you may only get something saying she cannot come on your property. For now, just wait for the month of Feb. to pass, and decide if you need to do anything in March.

I agree, something isn't adding up.

You did you SD Settlement Statement before you inspected the property? I always open every drawer and cabinet during my Property Inspection and document with photos and on the Move-out form any property left behind.
This business is ALL about CYA!
I have boxed left items, leave them at the property until the last moment before I dispose of them. Just in case the tenant upon unpacking, realizes they left the BBQ grill, hangers in the laundry area, pots/pans in a cabinet, etc...
