Are you in a state that requires you to inspect the property immediately?
I have a day job also, full time school teacher, 37 years. Hubby has a full time business/ builder.

This goes back to a post by G…sometimes the way things are written are not clear. For example: if you had made a reference to 'missed cleaning supplies under the during my inspection'.

Hey I understand. I've missed stuff too. Hubby was the world's worse for pulling me off task. I walk through room by room, documenting the condition of the property both cleaning and damage, etc… Hubby walks through looking for damage, say "Hey did you see this", "look at this".

Thanks, no, we're not required to do so. I did a quick check that nite at midnight or so. There was no obvious damage, and basically we already knew she wasn't getting anything back first because she hadn't paid rent for the month and it was the 17th or so, and 2, because her vehicle had leaked so badly that the driveway was slippery as glass and treacherous to walk on. So arrears rent and the cost of cleaning the driveway (oh, and she'd taken down and broken the smoke detector for some unknown reason) and disposal of her junk furniture left behind -well, it was just obvious there was nothing left. In fact she ended up owing just over $50 which we forgave. To make her go away. My partner, did the final check before he sent the reconciliation to her, and clearly, he did a crappy job of that as the aforementioned cleaning product were there and the kitchen sink was clogged. There's blame to go around, but yeah, we'll just hope she goes away and we've warned her about trespass.
