How do I return the tenants belongings if I don't know their new address?

What if they just leave and give me no clue, or don't respond to texts about their new address?

Then how can I notify them?

And without starting a new thread...

The law says that I have to list the tenants property to ask him to claim it...

Does this mean every hangar, every pencil, every screw? EVERYTHING?!?!

If the Ts left no forwarding address, you need to send any letters to their "last known address", which is YOUR rental property. Then, IF the T wants to receive any mail, they would need to put in a change of address with the US Post Office. If they don't put in for that change, any letters you send to them should eventually come back to you, as undelivered mail. I always send 2 letters, one by regular mail, and one by certified mail. No one is required to sign for the certified mail if they don't want to, so that piece of mail may come back to you. You then keep it unopened and save it to show a judge in the future, if you ever have to show you tried to communicate with the T. And, no, you don't need to list EVERY item. Larger furniture items and one of a kind items, yes. Other smaller items, you can just say xx number of boxes/bags of miscellaneous clothing/kitchen/closet items. Take pics of the way they left things, before you start cleaning the place up.

Apparently you decided to not read the State law on 'tenants abandon property'.

To properly dispose of the tenants abandoned property without occurring liability, the landlord is require by law;

  • Post a written notice in a conspicuous place on the property; and
  • Sent by first-class mail with a certificate of mailing, in an envelope endorsed "Please Forward", addressed and mailed to the tenant at:

    (A) The leased property;
    (B) Any post office box held by the tenant and known to the landlord or housing authority; and
    (C) The most recent forwarding address if provided by the tenant or known to the landlord or housing authority.

    The written notice required shall state that:
