No one says you have to place it in a storage unit. I made a pile of tenant's stuff in my backyard and tossed a tarp over it. Nothing was damaged in the 30 days I was required to keep it and it only cost me the price of moving it there. I sold most of it to recoup the cost of moving it and then some after the statutory time passed and the tenant made no claim for it.

You and I are mostly on the same page. But most states would expect the LL to take reasonable responsibility to store the Ts items. Whereas it's not likely to happen, someone could come into your yard and steal those items. And if the T did come back for their stuff, and you said someone stole them, It's possible the T could take you to court and possibly win, for you not taking "reasonable" precautions to store their items. Remember, if the Ts items were in a lockable house or garage while in the Ts possession, and you moved them to an unsecured area and they were damaged or stolen, you will be at the mercy of the judge. I'm just sayin.
