It used to be legal not to rent to "colored people" and various other variations of humans.I believe that your "reasons" are spurious.

Actually, land/housing owners benefit from HUD housing. They always get the rent when due and always fully paid by HUD's share. If the tenant is overdue on rent, HUD will remove them from getting any further HUD vouchers, and will be required to pay ANY and ALL past due bills.

As to "accepting HUD" and being required to "meet certain requirements", almost all are very reasonable safety issues.
i.e. a strap over the water heater (in case of earthquake), tie downs under mobile homes (a simple procedure that will save both your property as well as surrounding homes in the area.i.e. saving your property values.

Before you "automatically" refuse all Section 8 vouchers; read the directions. They are indeed minimal and most renters are willing to split costs if necessary.

I was a California Teacher who became disabled before I was vetted for Teacher Disability. I have been a professional almost all my life until this happened. We come to Section 8 as a way to manage to pay all our bills.

And lastly, you complain about the "homeless", yet refuse boldly to shirt your own part in it's continuance. If the tenant does not follow YOUR rules and keep your property tidy, and doesn't pay, you can always evict.

But to blindly stick together as a "Landlord Protection Agency" is laughable, if it were not so painfully sad, keeping well worthy renters homeless. Shame on you !
