And this is very likely illegal. Under most state laws, the security deposit is the property of the tenant and cannot be touched by the landlord.

Even if the tenant agrees to this, state law, not the landlord OR the tenant, determines how security deposits are handled and dispersed. The law determines what deductions can be taken and when, generally at the end of tenancy.

Be very careful when giving bad or possibly illegal advice regarding security deposits.
