actually, estoppel statements or certificates are quite a common item. It really has nothing to do with the tenant, creates no liability for the tenant and a cooperative tenant who is not at odds with their landlord should have no problem in signing that document. All that document does is re-confirm the terms of the lease as in effect on the day the tenant signs it. It's intended to assure a buyer or lender or insurer that the representations made by the landlord, are in fact true and correct, as confirmed by a third party who is not directly involved in the piece of business between the landlord and whoever the landlord is dealing with.

Never had such an issue. A signed copy of the lease was always sufficient
