This looks way over-written to me. I don't know the requirements in Colorado, but in my experience, all that is required is an itemized list of damages. In some cases, materials and labor must be specified.

For instance:
- Remove unautorized electrical/cable outlet above fireplace: $60 labor
- Move refrigerator from garage back to kitchen: $75 labor
- Missing ceiling fan by fireplace: $20 materials/$65 labor
- Move Buck Stove Insert from garage back to fireplace: $150 labor
- Missing garage door receiver and opener (north): $50 materials/$200 labor
- Replace owner-installed vanity/sink in hall bathroom: $50 materials/$250 labor
- Repair damaged vinyl in storage room (33%): $400 materials & labor
- Exterior door repair: $475 materials & labor
- Fireplace wall restoration: $800 labor
- Repair damage to cabinet above refrigeration: $700.00 materials & labor
- Reinstall lower kitchen cabinet that was removed: $100.00 labor
- Installation of missing baseboard: $2500 materials & labor

Unless Colorade requires it, there is usually no need to go into great detail about the repairs in the checkout letter. As long as you have the check-out thoroughly documented in your files with plenty of good pictures/videos, you should be covered.

Also, if you are required to break down charges by materials and labor on your check-out letter, be consistant with every line item. If you do not need to break it down, just give one amount.

I suggest keeping each item as a separate entry, not by project. For instance, don't lump all the items from #7 into one line item. If you go to court and need to discuss them, you will need the breakdown to be clear anyway.

As far as the charges, the costs of moving the refrigerator and Buck stove insert sound high to me too. You say these are reasonable, but if two people here question it, you should be ready to back it up with some documentation that show your amounts are reqsonable.
