I'll add that requiring prepayment up front (not a deposit but prepayment of rent) is something that is more common for tenants moving in from out of state/town. Tenant might be moving for a job and have an offer letter in hand but not any actual income (yet). In those instances it could be extra protection to LL to require a few months prepayment.
